City flats versus regional flats

An apartment near Zurich's Kreis 4 or Geneva's Eaux-Vives comes with a premium for the address itself: shorter commute, more amenities within walking distance, and a smaller pool of available units at any given time. The same two or three rooms in Winterthur, Fribourg, St. Gallen or Biel typically costs less and turns over more slowly, giving you more time to compare before committing. Basel sits between the two extremes: central but with a wider spread of prices depending on which side of the Rhine and how close to the German or French border you land. In the French-speaking cantons, Lausanne's market behaves a lot like Zurich's for anything close to the lake, while towns further into the Vaud countryside look more like the regional pattern.

What to check before you sign

  • Ask what's included in the monthly charges (Nebenkosten/charges) and what's billed separately, like heating or hot water.
  • Check whether there's a lift if you're above the second floor, and whether that matters for moving furniture in.
  • Confirm the notice period in writing; three months is standard for unfurnished apartments but some contracts differ.
  • Ask about house rules (Hausordnung), especially around quiet hours and laundry room booking, which vary a lot between buildings.
  • If subletting or having a flatmate matters to you, get the landlord's position on it before you sign, not after.
