Ownership by the square metre

Most Swiss apartments for sale are sold as Stockwerkeigentum (condominium ownership): you own your unit outright and share ownership of the building's common parts, roof, stairwell, heating system, with the other owners in the same building. That shared structure means it's worth asking about the building's reserve fund (Erneuerungsfonds) and any planned renovations before you make an offer, since a well-run reserve fund avoids a large surprise bill down the line. Prices per square metre in Zurich, Geneva and Zug run well ahead of comparable flats in Neuchâtel, the Jura or much of central Switzerland, and that gap tends to be wider for apartments than for houses, since city apartment supply is limited by what's already built rather than by available land.

Buying an apartment step by step

  1. Get mortgage financing lined up first; most sellers and notaries expect a financing confirmation before a serious offer.
  2. Review the condominium's rules (règlement de copropriété/Reglement) and recent meeting minutes if available, they tell you a lot about how the building is actually run.
  3. Check the land register entry for the unit and any attached parking or storage space.
  4. If you're not a Swiss resident and not an EU/EFTA national living in Switzerland, confirm whether Lex Koller authorization is needed before you sign anything binding.
  5. The purchase becomes final with a notarized deed; ask early which canton's notary fees and process apply, since they differ from one canton to the next.
