Building plots for sale vary enormously across Switzerland, from a level lot in a valley town to a steep alpine parcel in a mountain village, and the rules that apply to each come from the canton and the commune rather than from any national standard. Buying land also means a notarized deed and a land-register entry, and non-residents may need Lex Koller authorization depending on the plot.

What to weigh before buying land

  • Zoning and building rights: what you're allowed to build, and how much of it, is set by cantonal and communal zoning, and it can differ sharply between two neighbouring communes.
  • Slope, orientation and building cost: a steep or shaded alpine plot usually costs more to build on than a flat, south-facing valley lot, even at the same purchase price.
  • Utility and access hookups: confirm whether water, electricity, sewage and road access already reach the plot, since bringing them in from a distance adds real cost.
  • Buildable ratio: the local building code's Ausnützungsziffer sets how much floor area you can actually build relative to the plot size, worth checking before you fall for a price per square metre.
