Ticino and Valais both have active markets for chalets and holiday homes, but note that the Swiss law on second homes (Zweitwohnungsgesetz) limits new construction of secondary residences in many tourist municipalities, which shapes what's available for sale there versus what's built for full-time residents. Cantons close to Zurich and Geneva, such as Zug and Vaud, tend to move faster and attract more cross-border and cross-canton buyers; more rural cantons like Jura or parts of Graubünden often have a smaller pool of buyers competing for the same property.

What buying across cantons involves

  1. Get your financing (mortgage pre-approval) sorted before you view seriously, most sellers expect proof of funds.
  2. Confirm the property's registration in the canton's land register and check for any easements or building restrictions.
  3. If you don't hold Swiss residency and aren't an EU/EFTA national living in Switzerland, check whether Lex Koller authorization applies to the purchase.
  4. The sale is finalized through a notarized deed, and the notary's cantonal rules and fees differ, so ask early which canton's process applies.
  5. If the property is in a different language region than your own, get the contract explained in a language you're fully comfortable with before signing.
