Large house with many rooms in the historic center of Suvino (or old Suino), a village part of Sessa or new Tresa. The house consists of two parts, the residential part (built together with the neighbors) and a two-story "stable", also built together with other properties (Nucleo storico). On the ground floor, there are 3 kitchens or living rooms (2 large ones, about 25m², and 1 small one with 16m²) and 2 cellar rooms. Next to it, a WC/shower room. On the first floor, a 2nd WC with bathtub and washing machine and 4 rooms (about 2x25m², 22m², 8m²). On the 2nd floor, a 5th room (about 25 m²). Almost all room doors lead covered either to the inner courtyard or to the balcony. 2 large rooms have an additional external balcony above the street (see pictures). Complete living area: about 175m². Cellar area (2 rooms): about 15-20 m². Additionally, there is the stable on 2 levels and under all roofs of the main building, an attic. The house has an inner courtyard with about 50 m². The roof was completely renewed about 25 years ago on all parts of the building and is in good condition! Water: Cold water pipes in 6 rooms. A hot water boiler is available in the attic, pipes are available in 5 rooms, but the system needs to be renewed or replaced (e.g., with small local boilers/throughflow heaters). Heating: There is no central heating. Many rooms have an open fireplace and additionally either a wood stove and/or an oil stove. For oil distribution, there is a copper pipe network, but the pump would need to be renewed. Depending on the type of use (permanent or only as a holiday home), there are certainly better and more modern alternatives. The house can be inhabited, in summer it's no problem, heating in winter is associated with effort and because of the old and thick walls, it takes time until a room is properly warm. A smaller car can be parked next to the access road in front of the house, larger cars would have to be parked on the community parking lot (about 100 m). You get many rooms and a lot of space in a quiet location near Ponte Tresa and Luino, but depending on the desired comfort, a lot needs to be renewed. Location: The hamlet is about 1 km from the Italian border, where the nearest shopping facilities are located in Dumenza (2.5 km) or Luino (5 km). La casa è composta da due parti: la parte abitativa (addossata alle abitazioni vicine) e una “stalla” su due piani, anch’essa attaccata ad altre proprietà. Al piano terra si trovano 3 cucine o soggiorni (2 grandi di circa 25 m² ciascuna e 1 più piccola di 16 m²), oltre a 2 locali cantina. Adiacente si trova un bagno con WC e doccia. Al primo piano si trovano un secondo bagno con vasca e lavatrice e 4 camere (circa 2 da 25 m², una da 22 m² e una da 8 m²). Al secondo piano c’è una quinta stanza (circa 25 m²). Quasi tutte le porte delle stanze danno verso l’esterno, ma sono protette e al coperto (verso il cortile o verso il balcone, vedi foto). Due delle stanze più grandi hanno inoltre un balcone esterno sopra la strada (vedi foto). Superficie abitabile complessiva: circa 175 m². Superficie cantina (2 locali): circa 15–20 m². In aggiunta vi è la stalla su 2 livelli e una soffitta sotto tutti i tetti dell’edificio principale. La casa dispone di un cortile interno di circa 50 m². Il tetto è stato completamente rifatto circa 25 anni fa su tutte le parti dell’edificio ed è in buone condizioni! Acqua: Condotte di acqua fredda presenti in 6 stanze. È presente uno scaldacqua (boiler) nella soffitta, con tubazioni in 5 stanze, ma l’impianto necessita di essere rinnovato o sostituito completamente (es. con piccoli boiler/locali a flusso).
