Room in a shared flat

Hello, I am Tim. Due to the completion of my studies, I am moving out of this current shared flat at the end of December 2026 and am therefore looking for a new main tenant for the apartment at Ringstrasse in Chur as of 1 January 2027. Currently, there are three of us in the shared flat. We are all moving out at the same time towards the end of December. WICHTIG: **A main tenant is sought who will independently look for 2 other subtenants.** Due to the high demand for shared flat rooms in Chur, this should however be uncomplicated. The CHF 450 as rent for a room is intended symbolically. The total rental costs for the entire apartment are CHF 1300.-, which divided up gives around CHF 450 for 3 people. The apartment is beautiful, quiet and modernly equipped and features a larger balcony with a view of the Calanda and Brambrüesch. The train station is within a 10-minute walking distance and a Coop is located right next door. The kitchen is well-equipped and offers plenty of storage space, a large refrigerator with a separate freezer, an oven, a 4-plate hob and a dishwasher. In the cellar, there is a laundry room with the possibility to hang the laundry. Additionally, storage space in the attic as well as a private cellar compartment are available. There is a garage for bicycles and mopeds. **A parking space is not available!** **The apartment must be taken over furnished.** Not all the furniture shown in the photos can be taken over, but the existing basic equipment for the kitchen, bathroom, living room and balcony is included in the takeover. Wichtig: One wall in room 22.2 (see floor plan) is painted beige. **This wall must be taken over in this condition.** The neighborhood is nice and quiet. Due to the location on Ringstrasse, traffic is audible when windows are open. However, with closed windows, the apartment is well insulated and accordingly quiet. Available from 1 January 2027.
