In Stabio in a residential area just 10 minutes walking from the station, we have a property for rent on the 1st floor.
The property is located in an area close to main services.
It is suitable both as a holiday home and for establishing residency.

The apartment of approximately 35mq on the first floor of the building (with elevator), is arranged as follows:
entrance with coat closet, washer-dryer, kitchenette with dishwasher, small furnished living room/ bedroom, bathroom with shower.

Air conditioning system and underfloor heating.
All utilities are already included in the price without adjustment (including wifi).
If desired, a common room is available.
Room cleaning twice a month including towel change.

Smart lockers, vending machines, electric charging station and bike area are present.

From 1 October 2026 to 31 March 2027:

Apartment price 1'000 CHF/month
Flat-rate expenses 250 CHF/month (include water, heating, electricity, wifi internet, towel change once a week, apartment cleaning once every two weeks).
Monthly total 1250 CHF/month
Parking available at 5.50 CHF/day.
Deposit 200 CHF/month.
In case of stays of less than one year, 100 CHF is required for final cleaning upon departure.
No employment contract is required to apply.
Multiple types of apartments are available up to approximately 50 mq usable.

From 1 May 2026 until 30 September 2026:

Apartment price 1'000 CHF/month
Flat-rate expenses 350 CHF/month (include water, heating, electricity, wifi internet, towel change once a week, apartment cleaning once every two weeks).
Monthly total 1350 CHF/month
Parking available at 5.50 CHF/day.
Deposit 200 CHF/month.
In case of stays of less than one year, 100 CHF is required for final cleaning upon departure.
No employment contract is required to apply.
Multiple types of apartments are available up to approximately 50 mq usable.

To guarantee this price we need a minimum stay of 3 months.

A cellar is not available.
