Starting in December, I will be taking over a beautiful, bright, and large apartment (approx. 130-140 m²) in Pfaffhausen as the main tenant and am looking for two roommates for a relaxed 3-person shared apartment (WG).

I have already been living here as a subtenant for several months. Since my two current roommates are moving out at the end of October, two rooms are becoming available. One room is available from November by arrangement, the second regularly from December. The pictures are from the time when the apartment was still unfurnished.

The entire apartment is now completely furnished, equipped with a smart home system, and offers plenty of space for living, working, and relaxing.

THE ROOMS (ROOM 1 & ROOM 2)

Both rooms are cozy and furnished ready for move-in. Each room features:

• A 1.60m queen-size bed (used, but in top condition. The pillows are new)
• A desk
• A wardrobe
• Smart home lighting (more on this below) & smart heating

SPECIAL FEATURES OF THE ROOMS:

• Room 1: Has two large windows and is very bright.
• Room 2: The window faces the conservatory, which is good for temperature regulation, as the conservatory blocks direct cold or heat from outside and keeps it well-tempered.

RENT:

The rent is CHF 850.– per month (all inclusive). How is it composed? Your share of 850 CHF covers your one-third share of the warm rent, your share of the ongoing household costs (estimated electricity, internet, Serafe/TV fee), as well as a furniture surcharge for the complete room and apartment equipment.

THE APARTMENT & EQUIPMENT

• Total of 3 bedrooms, 1 bathroom, 1 toilet room, 1 kitchen, small kitchen balcony, dining room, living room, conservatory, and a spacious hallway between the kitchen and the rooms.
• Living room & home cinema: Very large living room with a permanently installed projector on the wall and a large Bluetooth speaker. Perfect for after work!
• Conservatory & sports: We have a conservatory with several pots and plants. There is space for sports here and in the living room (sports mats and some weights are already there and can be shared!). Anyone who likes plants is welcome to get creative here (e.g., with tomatoes in the summer).
• Kitchen & balcony: Large kitchen with a large dining area and an extra freezer. A small balcony is also there (used for waste separation, but offers space to stand and can be co-designed). We have a new air fryer, microwave, a high-quality coffee machine (for the coffee fans out there), plenty of cutlery, and everything else you need for cooking.
• Climate: The temperature here is very pleasant all year round (cooler in summer, well-tempered in winter).

SMART HOME (HOME ASSISTANT) The apartment is smart, but user-friendly! Everyone gets access to the app.

• Light: There is a light sensor in the entrance area; the light turns on automatically when you arrive (only at the entrance is there an automatic light sensor). In the living room and in your rooms, there are smart lamps. Important: In the rooms, there is a combination of smart lights and the normal ceiling lamp (wall switch). This way, you can use the smart lights, for example, as a light alarm or dim them, but you always have the option to switch on the completely normal ceiling light by hand because it is simply practical.
• Heating: In every room, there are temperature sensors connected to the smart heating thermostats. You can easily set your comfort temperature and the system regulates the rest automatically.

THE LOCATION

• Pure nature: The forest is literally 1 minute away. Perfect for walking, jogging, barbecuing, or switching off.
• Connections: The bus stop with bus 704 is only 3-4 minutes walking distance away. I myself work at Schaffhauserplatz in Zürich and need only 33 minutes door-to-door!
• Bicycle: To the city, you ride downhill and you are there in approx. 30 minutes; the return journey (uphill) takes about 40 minutes.
